Uses;" "Moderate and High Rise Residential <br />Structures;" "Government;" and "Office Park Oriented Uses" to "Downtown <br />Mixed Use" and "Downtown Mixed Use Expansion Blocks." <br />b) Amend the text of the General Plan to include two new land use <br />designations, i.e. "Downtown Mixed Use" and "Downtown Mixed Use <br />Expansion Blocks" and their associated definitions. <br />c) Rezone the Do:.fn±o:~~n Precise Plan Area from n~.:lmerous retail and mixed- <br />use residential zoning designations to Planned Community District ("P"}. <br />d) Select the "Moderate Intensity Alternative" as the most appropriate <br />Maximum Allowable Development (MAD) Limitation for the Downtown <br />Precise Plan area. <br />e} Approve the Draft Downtown Precise Plan with text and exhibit <br />amendments as deemed appropriate. <br />BACKGROUND <br />The Draft Downtown Precise Plan {Draft DPP) has been under preparation for the <br />last several years. During that time there have been numerous workshops, public <br />hearings and meetings with downtown businesses and property owners and other <br />interested stakeholders. The result of all this work is the current Draft DPP, which <br />was formally made public last fall and has been under public review.' Staff is now <br />The draft Downtown Precise Plan was distributed under separate cover on September 15, 2006. The Plan is <br />also accessible via the city's web site, at the City Libraries, City Hall, and CD's and hard copies are available for <br />purchase. <br />
