He cannot meet <br />the height and Floor Area Ratio <br />(FAR) requirements as currently <br />allowed in the "IR" zoning. He is <br />requesting that the City include <br />his property in the Precise Plan <br />area which would allow taller <br />structures and no limit on FAR. <br />He would also need to add this <br />use to the allowable uses <br />described in the Precise Plan{13, <br />17, PC 23) <br />To approve this request of <br />expanding the Precise Plan area <br />and amending the permitted land <br />use would necessitate a change to <br />the EIR and would require further <br />public review. Instead of <br />expanding the Precise Plan area <br />the applicant should request a <br />rezoning of the site. He should <br />also investigate the proposed <br />Railroad track widening and <br />determine haw it will affect his <br />property. <br />The Precise Plan should <br />not be amended. The <br />applicant has the option <br />to apply for zoning <br />amendments and <br />environmental review. <br />No change.
