ATTACHMENT G
DOWNTOWN PRECISE PLAN
-ISSUE MATRIX
an attractive, small-scale,
pedestrian friendly right-of-way
that provides access for services;
and in this case, access to land
underneath a potentially elevated
railway. Stafif will evaluate if other
proposed new streets should be
designated within this category.

ecise Plan Area `: i.,r ,'
A developer wishes to a build a
skilled nursing facility at 134
24 Maple street. He cannot meet
the height and Floor Area Ratio
(FAR) requirements as currently
allowed in the "IR" zoning. He is
requesting that the City include
his property in the Precise Plan
area which would allow taller
structures and no limit on FAR.
He would also need to add this
use to the allowable uses
described in the Precise Plan{13,
17, PC 23)
To approve this request of
expanding the Precise Plan area
and amending the permitted land
use would necessitate a change to
the EIR and would require further
public review. Instead of
expanding the Precise Plan area
the applicant should request a
rezoning of the site. He should
also investigate the proposed
Railroad track widening and
determine haw it will affect his
property.
The Precise Plan should
not be amended. The
applicant has the option
to apply for zoning
amendments and
environmental review.
No change. Approve
the Precise Plan as
proposed.
17
v
cQ
m
~~
~D
