The urban design policies address: <br /> ■ Density and the Role of Infill Devefopment; <br /> ■ �pa„Eg�iar� RGilriin� anri �r4llt8��' Design; <br /> ■ (nterf�ce with Ac�jac�nt Propertias; and <br /> ■ Architectural Design and Materiafs. <br /> T�2 Di'aft Pre�ise P�a� is p��v�d�d ta the �;ty Coa�c;! undsr separate covpr and ha� �lso <br /> been available for public review on the City's website since kast fall. <br /> Staff believes that the project, as revised, will enhance the Woadside Road corridor and <br /> will help achieve the vision of the Precise Plan. The proposed redesign also appears to be <br /> architecturally compatible with the design that was recommended by the Architectural <br /> Review Committee. In addition,the project provides much needed housing, inciuding five <br /> affordable units. <br /> The proposed revision to the fifth floar wili be inserted on page 11 {Rear Yard Setbacks)of <br /> the Precise Plan if Council approves it with this revision. The revision will indicate that the <br /> rear yard setback of any fifth floor shall be at leas#39 feet and that no windaws, balconies <br /> or exterior open space is allowed on the rear side of the building above the four�h floor. <br /> Tha ���nncar� revisinn to th? fifth floc�r c�oe� not affect the validity of the environmentaf <br /> review, in that the "envelope" of the Negative Declaration was for a five-story residentia! <br /> deveiopment with 43 units. In the case of the revision, these factors remain the same and <br /> furthermore, the redesign results in improved design context and solar access for the <br /> adjacent residential units. <br /> Meeting Notice: The April 9, 2007 City Council meeting was noticed as follows: <br /> ■ Mailed to residents and tenants of Stonehedge, Enclave, Kentfiefd Commons <br /> Hampton Oaks and Park Atherton neighborhoods, property awners within a 304-fiaot <br /> radius of fihe site property boundaries and emailed to HOA presidents; <br /> ■ Printed in the Redwood City Daily IVews; and <br /> ■ Posted on the Ci#y's website. <br /> Next Steps and Future Review: ff the City Council adopts a Resolution approving the 885 <br /> Woodside Road Precise Plan, the next steps wouid be as follows: <br /> a) Architectural Review Committee (ARC) meeting to review and recommend any <br /> design refinements on the revised (increased fifth ffoor rear yard setback) plan to <br /> Planning Commission. <br /> 8 <br />
