This <br /> alternative would eliminate private open space amenities for project residents <br /> and is not recommended by staff. <br /> B) Amend the Precise Plan to reduce the project height from#ive to four stories. <br /> This aiternative would reduce the project's size by five to twefve units <br /> depending upon the architectural design solution. If this option is considered, <br /> staff woufd recommend that City Council remove the requiremen# for the <br /> provision of affordable unifis. According fio the developer,the 5t"floor contains <br /> the project's five`hiah-end' units; conseauently,their removal could negatively <br /> impact the project's financial feasibility, architectural quality and the <br /> developer's ability to provide affordable units. <br /> C) Amend the Precise Plan to require project access from Woodside Road (not <br /> I-inraan A�gni�al, T�P�"r�ffi� �t��iy, prepared by Hexaaon Traffic ..E....ngineers <br /> under contract with the City, has determined that the project would not create <br /> significant traffic impacts. This change,therefore, is not recommended by the <br /> City Traffic Engineer or traff�c �ansultant because access along Woodside <br /> Road woufd conf(ict with pedestrian safety and auta circulation due to the <br /> nearby Woodside Road /Union Street pedestrian crossing and traffic signal; <br /> vehicular flow afong Woodside Road; and ingress/egress movements <br /> associated with proximate Iand uses (i.e. gas station and Montecito <br /> Apartments}. For reasons outiined above, the City Traffic Engineer and the <br /> City's traffic consuftant believe Caltrans (jurisdictional authority for State <br /> Route 84) will not favor this alternative. <br /> 9 <br />
