9A <br /> Page 36 <br /> Commissioner Gee asked how many Variances there are and that he did not count three. <br /> Ms. Rioraan repiied 'tnat tne deveioper revisea ana improved his pian since the pubiic Study <br /> Session and now there are only two Variances: 6% more lot coverage and the density. <br /> Chair Seybert stated that ihere are additional areas in terms of height, setbacks, open space, <br /> and parking, where they are not going to the limit of which they could, and none of this has <br /> changed since the plan was revised. <br /> Ms. Riordan repfied that no, they have improved the project since the Study Session. <br /> Chair Seybert stated that affordable housing is not requ�red because it does not fall under <br /> Redevelopment area and those affordabie hausing units wili be done on site and not in-iieu fees <br /> paid to do elsewhere. <br /> ��Is. Ri�rc�an rE�iiiEd tl-iat is correct. <br /> Commissioner Hoit asked about the feasible traffic mitigation and installing the no left turn <br /> signal, at what point would that be a part of the projecf. <br /> Ms. Riordan replied that it can be a condition of approval now or suggested that the <br /> neighborhood associations gei together and figure out which traffic calming improvements they <br /> want ta have. The no Ieft turn sign would not involve the Fire Department like the bolfards <br /> would. <br /> Chair Seybert asked who would be the contact regarding the bollards and other items. <br /> Ms. Riordan replied that they can contact me and I'll coordinate with Rich (Traffic) and the Fire <br /> Department. <br /> Commissioner Codding asked where the deveioper stands with fhe gas station regarding <br /> proposed architectural upgrades. <br /> Ms. Riordan replied that it cannot be fegally required by the devefoper and cannot be made part <br /> of the Precise Plan, but it is in the developer's best interest to make aesthetic improvements to <br /> the site fronting this project. The develaper has approached the gas statian owner regarding the <br /> improvements. <br /> Commissioner Gee stated that there are three potential parts to the action, the approval, the <br /> developer working with neighborhood association and the Car Wash Use Permit. Are the <br /> actions separate or should they be done together? <br /> Chair Seybert stated that they shduld not be tied tagether. We can encourage those ather two <br /> things to happen, but we should move forward and take action on the two items befors us. <br /> Assistant City Attorney Aranda stated that the review of the Use permi# of the car wash and the <br /> continuing discussion between the developer and the neighborhaod association on potential <br /> traffic calming issues some of which may be on private streets should be separate. These items <br /> are considered future items and i#cannot be part of the conditions. <br /> Ms. Rioraan suggested that we monitor traffic, do a baseline study now and at full occupancy. <br /> Page 9 of 12 <br />
