U10122-7 <br /> <br /> Property Address: 28 Claremont <br /> <br /> Your application for a Use Permit to allow the single-family residence located at <br /> 20 Avondale to be moved to the rear of the lot at 28 Claremont, resulting in two <br /> single-family residences on one parcel in the 'R3' (Multi-Family--Low Density) <br /> Zoning District, was heard at the regular meeting of the Zoning Administrator <br /> June 4, 1997. <br /> <br /> The application was approved with the following findings and conditions: <br /> <br /> 1. The subject parcel is 10,500 square feet in area, and over 70 feet wide. Under <br /> current zoning standards, the lot is developable as a duplex (two units). <br /> 2. By allowing two separate units, the CH will promote preservation of existing <br /> housing and conservation of resources. <br /> 3. The applicant will meet all the zoning requirements in effect, including <br /> setbacks, lot coverage, open space, and parking requirements. <br /> 4. Each house will have two off-street parking spaces with separate driveways <br /> and ample room for off-street guest parking. <br /> 5. Based on these considerations, and upon conformance to the required <br /> conditions, issuance of this use permit will not be detrimental to the health, <br /> safety, and general welfare of persons residing or working in the neighborhood. <br /> <br /> 1. The applicant shall obtain all necessary permits from the Building Division, and <br /> approval of the City Council for the house relocation. <br /> 2. The applicant must obtain all necessary demolition permits for the garage at 28 <br /> Claremont, including a building permit, a fire permit, and a Bay Area Air Quality <br /> Management District permit. <br /> 3. The applicant must submit a tree preservation plan to protect the heritage trees <br /> at 28 Claremont prior to moving the house from 20 Avondale. <br /> 4.
