Title Page <br /> b. Letter of Transmittal <br /> c. Certificate of Appraiser (CalTrans Form RW 7-6) <br /> d. Appraisal Summary Sheet (CalTrans Form RW 7-4) <br /> e. Table of Contents <br /> f. Statement of Limiting Conditions and Assumptions <br /> g. Federal-Aid Project Number (if applicable) <br /> h. Pictures of outdoor advertising <br /> <br />2. General Data <br /> <br /> a. Date of Appraisal. Also, state date(s) parcel(s) inspected. <br /> b. Purpose of Appraisal <br /> c. Area, City and Neighborhood Data. This data should be kept to a minimum to <br /> reflect only information and trends directly affecting the appraised property. <br /> <br />3. Parcel Data <br /> <br /> a. Appraisal Page - Insert at the fi:ont of each section for an individual parcel (From <br /> RW 7-9) <br /> b. Photographs <br /> c. Ownership Interests <br /> d. Occupancy Data - Owner and Tenant <br /> e. Site Description - Include topography, mineral deposits, easements, access, and <br /> location factors. <br /> f. Real Property Improvements - Including "Improvements Pertaining to the <br /> Realty." Include description, measurements, purposes, ownerships, condition and <br /> quality. <br /> g. History of Conveyances ~ Five-year minimum <br /> h. Zoning/General Plan <br /> i. Utilities <br /> j. Discussion of hazardous waste material on subject property. (See Sections <br /> 7.04.12.00 through 7.04.12.07 of Caltrans Appraisal Handbook.) <br /> k. Copy of letter to the property owner - "Notice of Decision to Appraise" (See <br /> Section 7.01.09.00 of Caltrans Appraisal Handbook.) <br /> <br /> 4.
