APPENDIX "B" <br /> <br /> CALTRANS APPRAISAL REPORT FORMAT AND GUIDE FOR <br /> PRENEOOTIATION APPRAISALS <br /> (LOCAL AGENCY) <br /> <br /> Section A - Description of Work <br /> <br />1. Fee title of portions of the following parcels is to be appraised for acquisition for the <br /> Woodside Road (State Route 84) Widening Project: <br /> <br /> APN Owner Rights Required <br /> <br /> 054-012-100 Lamorinda Development, et al Fee Title (Part-take) <br /> 054-012-120 Longs Drug Stores Inc. Fee Title (Part-take) <br /> 054-062-120; 130 Woodside Technology Ctr. Fee Title (Part-take) <br /> <br />2. One (1) copy of the Appraisal Report will be submitted to City for acceptance prior to <br /> commencement of negotiations. <br /> <br />3. Following Sections B, C and D cover, generally, the appraisal policies, format, standards <br /> and content. However, the appraisal shall be prepared in accordance with Standards and <br /> Procedures as set forth in the Right of Way Manual, Chapter 7 - Appraisals, State of <br /> California, Department of Transportation (Caltrans). This handbook is hereinafter <br /> referred to as the Caltrans Appraisal Handbook. <br /> <br /> References to the various chapters and sections of Caltrans Appraisal Handbook are made <br /> throughout the following Sections B, C and D. Although references are not stated for <br /> each item in Sections B, C and D, the Appraisal Handbook covers all items in more <br /> detail. <br /> <br /> Section B - Policies <br /> <br />1. Real property will be appraised before the initiation of negotiations with an owner. <br /> <br />2. The owner or the designated representative will be given an opportunity to accompany <br /> the appraiser during the inspection of the property. This must be in the -form ora written <br /> letter to the owner. See Section 7.01.09.00 of Caltrans Appraisal Handbook. <br /> <br />3. Any decrease or increase in the fair market value of real property prior to the date of <br /> valuation caused by the public improvement for which such property is acquired for such <br /> improvements, other than that due to physical deterioration within the reasonable control <br /> of the owner, will be disregarded in determining the compensation for the property. <br /> <br /> 1 of 10 Appendix "B" <br /> <br /> <br />
