eighty-three (83) percent of the total District Maximum Annual Maintenance <br />Cost. <br /> <br />Section 3 - Method of Spread: <br /> <br />1. An Annual Maintenance Cost will be developed for the public open <br /> space areas 1 through 13 as generally described in Exhibit A to this <br /> Engineer's Report and further designated on that certain map entitled <br /> "Redwood Shores Landscape Maintenance District No. 1995-1, Areas <br /> Requiring Public Landscape Maintenance" and included as Exhibit B to <br /> this Engineer's Report. <br /> <br />2. The number of existing and planned residential units in the Lido <br /> Neighborhood Specific Plan Area shall determined for each Residential <br /> Parcel based on the status of Residential Parcels as of June 10 of each <br /> year as follows. <br /> <br /> a. Residential Parcels as identified in the Lido Neighborhood Final <br /> Maps shall be assigned the following Maximum Unit Yields. <br /> <br /> Parcel Maximum Unit Yield <br /> Lido Neighborhood Unit 1, lot 1 170 <br /> Lido Neighborhood Unit 1, lot 2 22 <br /> Lido Neighborhood Unit 1, lot 3 41 <br /> Lido Neighborhood Unit 2, lot 1 90 <br /> Lido Neighborhood Unit 2, lot 2 78 <br /> Lido Neighborhood Unit 3, lot 1 105 <br /> Lido Neighborhood Unit 4, lot 1 31 <br /> 537 <br /> <br /> If the Residential Parcels identified in the Lido Neighborhood <br /> Final Maps are subdivided at their respective Maximum Unit <br /> Yields as shown in the above table, each residential lot shown on <br /> an approved final map for each respective Residential Parcel <br /> shall be assigned one residential unit. <br /> <br /> b. If any of the Residential Parcels identified in the Lido <br /> Neighborhood Final Maps is approved for development by the <br /> City pursuant to a site plan that establishes the number of <br /> residential units on such parcel at such parcel's Maximum Unit <br /> Yield, then such parcel shall be assigned the number of <br /> residential units equal to its Maximum Unit Yield. <br /> <br /> c. Provided, however, if any Residential Parcel identified in the <br /> Lido Neighborhood Final Maps is subdivided in whole or part <br /> pursuant to an approved final map at a density less than its <br /> <br /> <br />
