3. The total levy shall be determined such that: <br /> <br /> TMC = TRL + TCL + TCML <br /> <br /> TCML = .05 x TMC <br /> <br /> TCL = .12 x TMC <br /> <br /> where <br /> <br /> TMC = Total Annual Maintenance Cost provided for in the <br /> City's budget <br /> <br /> TRL = Total residential levy <br /> <br /> TCML = Total commercial levy <br /> <br /> TCL = Total City levy <br /> <br /> a. Any unappropriated balance in the District landscape <br /> maintenance fund maintained by the City to pay for Annual <br /> Maintenace Costs of the District that remains from the prior <br /> Fiscal Year shall be deducted from the amount to be spread <br /> among the City, Residential Parcels and Commercial Parcels. <br /> The resulting net amount shall be defined as the "Adjusted <br /> District Annual Maintenance Cost." <br /> <br /> b. The total amount to be paid by the City for each Fiscal Year shall <br /> be set at twelve (12) percent of the total Adjusted District Annual <br /> Maintenance Cost budgeted for such Fiscal Year. <br /> <br /> c. The total levy on all Commercial Parcels in each Fiscal Year shall <br /> be set at five (5) percent of the total Adjusted District Annual <br /> Maintenance Cost budgeted for such Fiscal Year. The total levy <br /> on all Commercial Parcels shall then be divided by the total <br /> useable Commercial Parcel acreage and each Commercial Parcel <br /> shall be assigned a levy equal to its pro rata share of acreage used <br /> in such calculation. Useable Commercial Parcel acreage shall be <br /> equal to total acreage less acreage allocable to any public <br /> easements or rights-of-way. Commercial Parcel acreage used in <br /> this calculation shall be that amount shown in official City <br /> records relating to each Commercial Parcel. <br /> <br /> d. The total levy on all Residential Parcels in each Fiscal Year shall <br /> be determined by subtracting from the total Adjusted District <br /> <br /> <br />
