<br />Scope of Work: 134 Maple Street - Redwood City <br />Page 2 <br /> <br />Hydrology impacts and coordination of review from other agencies, if required, <br />will be considered in the environmental assessment. <br />. Joint Powers Board Right-of-Way: The Redwood City portion of the CalTrain <br />right-of-way transects the study area. <br />. Cultural Resources: It is understood that two parcels located within the study area <br />are developed with historic resources. City staff will assist with the specific <br />requirements associated with the environmental assessment as it pertains to these <br />two sites within the context of the City's status as a Certified Local Government. <br />. Traffic: Ai traffic analysis will be required to determine whether the project <br />proposes adequate parking for the proposed use, site access, and circulation, and <br />trip generation. <br />. Health Facilities Standards: If approved, the proposed skilled nursing facility will <br />need to be constructed according to applicable standards as determined by the <br />California Department of Health Services; Office Statewide Health Planning and <br />Development (OSHPD); and/or other applicable regulations. Thus, the <br />environmental assessment will identify and consider the appropriate thresholds <br />for the project site at 134 Maple Street. <br /> <br />Planning Services Provided <br /> <br />Anticipated contract services include the following: <br /> <br />1. Regular meetings with staff to understand the project and City codes and <br />procedures, to coordinate project review among the pertinent departments, to <br />review and receive feedback on preliminary work products, and to receive <br />direction regarding policy and procedural approaches. <br /> <br />2. Review of the project application, plans, and support documents. This would also <br />include attendance at Planning Commission and City Council meetings. <br /> <br />3. Review of pertinent sections of the City's General Plan, Zoning Ordinance and <br />related codes and policies, and research land use implications. <br /> <br />4. Site visits. <br /> <br />5. Meetings and other communications with the applicant and the applicant's <br />representatives including a specific meeting to address design review. <br /> <br />6. Meetings and other communications with other interested parties, including <br />adjacent property owners or businesses, and any responsible agencies. <br /> <br />7. Prepare letters and memoranda as necessary to outline the project status or review <br />comments. <br /> <br />8. Prepare Initial Study (including checklist), Mitigated Negative Declaration, and <br />any other CEQA related documents. <br /> <br />9. Prepare Zone Text Amendment, Ordinance, and Zone Map Amendment. <br /> <br />10. Prepare public notices, and staff reports for Design Review, Planning <br />Commission, and City Council. <br />
