<br />7A <br />Page 47 <br /> <br />. Size and design of the structure shall be in proportion to the building site and <br />that there is balance and unity among its external features so as to present a <br />harmonious appearance; <br /> <br />. Extent to which the structure conforms to the general character of other <br />structures in the project vicinity insofar as the character can be ascertained <br />and is found to be architecturally pleasing; <br /> <br />. Extent to whlch excessive ornamentation is used and the extent to which <br />temporary and second.hand materials. or materials which are imitative of <br />other materials, are to be used; <br /> <br />. Extent to which natural features, including trees, shrubs, creeks, and rocks, <br />and the natural grade of the site are to be retained; <br /> <br />. Accessibility of off-street parking areas and the relation of parking areas with <br />respect to traffic on adjacent streets; <br />. Reservation of landscaping areas for the purposes of separating or screening <br />service and storage areas from the street and adjoining building sites, <br />breaking up large expanses of paved areas, separating or screening parking <br />lots from the street and adjoining building sites, and separating building areas <br />from paved areas to provide access from buildings to open space areas; and <br /> <br />. Consider the proximity of project to any URn District and the effect of the <br />proposed structure on the character and value of the adjacent residential URn <br />District area. <br /> <br />!f approved, no building or zoning permit shall be issued, and no use shall be <br />established except in accordance with and subject to the terms and conditions <br />outlined above, and in no case shall such permit be issued or use established <br />prior to the final action on any appeals that may be filed within the appeal period. <br />Any appeal made in accordance with the provisions of Section 48.2, Ordinance <br />No. 1130 (Zoning Ordinance), must be received by the City Clerk no later than <br />seven calendar days after the date of the official action.
