The project site is located at 2300 Middlefield Road in Redwood <br />City and currently is developed with a 121,000 square foot retail warehouse <br />(Costco) building with a tire center and an associated surface parking lot. The <br />existing site area is approximately 11.65 acres and for this application the site <br />area is increased with the inclusion of two lease parcels (one from the Joint <br />Powers Board and the other from Kimco), each of approximately one acre is size. <br />The project site is located in the Industrial Restricted (IR) Zoning District. A <br />summary of determinations and entitlements follows: <br />. Environmental Impact Report Certified by Planning Commission at their <br />meeting commencing June 19, 2007 and ending early the morning of June <br />20.2007. <br />. Use Permit for a 160,000 square foot retail warehouse with a tire center <br />on the Middlefield Road frontage with doors facing south east (toward Saf <br />Keep Storage) based on the site plan for the "Expanded Warehouse and <br />Relocated Gas Station" Alternative studied in the Environmental Impact <br />Report. <br />. Use Permit for a gas station with 12 vehicle fueling positions incorporating <br />appropriate design modifications based on the site plan for the "Expanded <br />
