7A ATTACHMENT 1 P8g@ �4 (i) Findings: The No Project/Redevelopment with Commercial/Office Uses Alternative is rejected as an alternative because it would no# avoid or reduce significant transportation impacts compared to the praposed praject and it wouid nat rr�eet t1-ie basic project objecti�e of seismic retrofitting of Sequoia Hospital as required by SB 1953. This redevelopment alternative, if developed at maximum paten#ial, could result in an �ncrease in traffic generatian, compared to existing condi#ions. The hospital campus portion of the proposed Precise Plan (Area A) is currently develaped with appraximately 400,Oa0 square feet of hospital uses and associated administrative and medical �f��ce ��ses. Under this red��elQ�ment alternative, the site could be redeveloped with up to approximatefy 675,000 square feet of commercial/office uses. �'ransporta#ion impacts to in�ersections under this redeve(opment alternative wauld be similar t� or greater th�n #hP pr��osed pro;ect. Furthermore, this alternative would nat achieve the Project's objective of providing a medical office bui(ding adjacent to the hospital for autpatient procedures. Nor wou[d the praject achieve the City's objective of rebuilding Sequoia Hospital in a manner that v�ro�ld be compa#ible with existing hillside r��identiai neighborhoods. C. Reduced Scale Alterna�ive: This alternative is discussed at pages 168 to 169. The Reduced Scale Aiternative wauld reduce the size of the propased medica! office building to 20,000 square feet, a reduction of 6Q percent.
