7B <br /> Page 13 <br /> MODERATE [NCOME HOUSING UNITS: Means a Dwe(ling Unit, other than a Low <br /> Income Housing Unit, that is restricted, by means of an Affordability Agreement, to be <br /> affordable to persons with incame ofi not more than 120% of area median income and to <br /> be owned {in the case of owner-occupied housing) or leased (in the case of rental <br /> housing} only by such persons. <br /> PARK IMPROVEMENT: Includes the planning, design, cons#ruction, acquisition, <br /> ins#allafiion, improvement or expansion of any mini parks, neighborhood parks, <br /> community parks and special use parks, including associated or appurtenant <br /> recreational faci�ities and equipment and acquisition of land necessary for any Park <br /> #mprovement <br /> RESIDENTIAL USE: Means a "Dwelling", as fihat term is defined in Section 2.32 of the <br /> Zoning Code. <br /> SITE IMPROVEMENTS: Means: (1) #ul( street improvements and utility cannections <br /> including, but not limited to curbs, gutters, sfireet paving, traffic controf devices, street <br /> trees and sidewalks ta land which is dedicated pursuant to this section; (2) fencing <br /> afong the prnperty (ine of that por�ion of the subdivision contiguous to the dedicated <br /> land; (3) improved drainage #hrough the site; and, (4} other minima( improvements <br /> which the city council determines to be essentia! to the acceptance of the land for <br /> recreation purposes. <br /> 30.142 Requiremenfs <br /> A. As a condition of approval of a tentative or final subdivision map or parcel <br /> map, the subdivider shafl dedicate land for neighborhood and Community Park or <br /> recreational purposes pay a fee for such purpases; or botfi; af the tlme and according to <br /> the standards and formulas contained in this Article. <br /> B, At the time of approval of the tentative map or parcel map for the <br /> subdivision, the City Council shall determine the amount af land that is required to serve <br /> a subdivision and may be dedicated pursuant fio Section 30.143 and the amount of tFte <br /> #ee required by Section 30.144. <br /> C.
