FAILURE TO PAY RENT OR QTHER CHARGES <br /> 5.1 Failure by Lessee to pay rent or other charges when due, or to comply with any <br /> other conditifln, shall terminate this Lease af the option of Lessor. fn such event, <br /> Lessee waives any notice to quit or surrender the Premises, and Lessor may <br /> enter and retain possession of the Premises, exclude Lessee, and re-1et t1�e <br /> Premises. Such <br /> installments and charges shall be payable as they become due. <br /> (b) For all expenses which Lessar may incur for rele#ting the Lease Area <br /> (c) For any deficiency in the installments on any relet- made by Lessor for <br /> Lessee of the Lease Area during the term of this Lease. Any deficiency in <br /> installments shall be paid as it falls due. <br /> 6. C�MMON AREA MAINTENANCE�CAM} CHARGES <br /> 6.1 During tne lease term and any subsequent renewal term of this lease, Lessee <br /> shall enter in#o a License Agreemen# for the common area services to be <br /> pravided by the Cify. Failure to make CAM paymen#s under the License <br /> Agreement shall constitute a default under this Lease Agreement. <br /> 6.2 The Lessor shall provide and maintain services to the Lease Area including the <br /> raof, pavilion exterior and foundations, window frame maintenance, exterior <br /> common area electrical ligh#ing faciiities, structural portions of the pavilion, and <br /> rain-gutters, flashings and downspouts. Lessor wifl also maintair� sidewalk and <br /> rriaintenance repair, sidewalk sweeping, painting and decorating, landscaping, <br /> restroom maintenance and upkeep, sanitary systems, storm drainage systems, <br /> police or security services, exterior common area trash and debris removai, <br /> exterior comman area cleaning, water and sewer serviees for the area outside <br /> the Lessee's assigned lease and license areas, unless such maintenance and <br /> repair are caused in part or in whole by the act, negiect, fault or omission of any <br /> duty by Lessee, its agen#s, officers, employees, contractors, servan#s, invitees or <br /> guests, in which case Lessee shall pay to Lessor the reasonable costs for such <br /> maintenance or repairs. <br /> 7.
