DEFAULTS BY LESSEE OR LESSOR <br /> 33.1 Lessee shall be deemed in default if Lessee fails to cure any monetary obligation <br /> within five (5} days after wriften notice from Lessor, and Lessee shall be deemed <br /> in de�ault of a �ioi1-tiEUnvtar-y oblig�tiu►� af�er fivE (5} days written notice from <br /> Lessor, except that, if the non-monetary obligation is such that it takes longer <br /> than thirty (30) days to cure, l.essee shall not be deemed in default if Lessee <br /> commences the cure within such thirty (30) day peri�d and completes the cure <br /> within fifteen {15) days thereafter. <br /> 34. VACATING <br /> 34.1 Upon termination of the Lease, Lessee shall completely vacate the Premises, <br /> includ:nr the remova! of any an� all o� its property. Before departure, Lessee <br /> shall return keys and personal property listed on the Inventory of lmprovernents <br /> to Lessar in good, clean and sanitary conditian, reasonable wear and tear <br /> excepted. Lessee shall allaw Lessar to inspect the Premises to verify the <br /> condition af the Premises and its contents. <br /> 35. AMENDMENT <br /> 35.1 The terms of this Agreement may be amended only in writing and by mu#ual <br /> agreement befween the Agency and the Lessee. <br /> 36.
