Such a provision, <br /> shal� apply ta products and compfeted operatians hazards as well as <br /> ongoing operations. Coverage under (a} and (b) above shall also be <br /> endarsed to be and not have any right to contribution from other <br /> insurance ar coverage procured for, or on behalf af, the Lessor. Less�e, <br /> upon the execution af this Lease Agresment, shali furnish Lessor with <br /> Certificates of insurance evidencing cnmpliance with afl insurance <br /> requirements. Copies of the additional insurance endorsements, <br /> insurance endorsements, as well as endorsement praviding thir#y (30) <br /> day advance written notice to Lessor af any modification, change or <br /> cancellation of any of the above insurance coverage. The coverage <br /> required herein shall not limit the liability of Lessee, its officers, agents, or <br /> employees, <br /> 30. BUSINESS LICENSE <br /> 30.1 Prior to the opening date, Lessee must obtain a valid Redwoad City Business <br /> License. <br /> 31. TERMINATION <br /> 31.1 Either Party upon tendering thirty (30) days written notice to the other party may <br /> terminate this Agreement. �essor may terminate this Agreement by giving <br /> written notice to Lessee at least thirty (30} days prior to the intended termination <br /> date. Lessee may #erminate the Agreement by giving written notice fo lessor at <br /> feast thirty (30) days prior to the intended terminatian date, provided that Lessee <br /> is not in breach of the terms of this Agreement. <br /> If Lessee terminates this Agreement prior to the expiration of the current Lease <br /> term, Lessee shall be responsible for rent for the remainder of the Lease term. <br /> 32. REMOVAL OF ALTERATIQNS <br /> 32.1 At the termination of the fease, Lessee wi(I be required ta immediatefy remove all <br /> �essee Impravements and ather praperty of Lessee from the Premises and <br /> restore the Premises to substantially the same conditian as prior to occupancy, <br /> uniess the Lessor and Lessee agree to allaw the Lessor to retain the <br /> improvements. <br /> ATTY/AGRI2007.067 �7 <br /> 090407 <br />
