Plumbing fixtures and appfiances shall be used by Lessee its agen#s, employees, <br /> contractors, and invitees only for purposes for which they are constructed. All damage <br /> resulting from any misuse af #he fixtures and appliances by Lessee, its agen#s, or <br /> employees, contractors and invitees shall be borne by Lessee. <br /> 3. No signs, advertisements or notices shail be painted or affixed on or to any windows, <br /> doars or other part of the concess+on spaces and the Pavilions, except of such color, size, <br /> styfe and placement as shalf firs# be approved by the Lessor. The Lessor shal! have the <br /> righf, without natice to and at the expense of Lessee, to remove any such sign, <br /> advertisement or natice which 'ts inscrib�d, displayed, printed ar affixed in violation af this <br /> principle. Lessee shaif not pface any#hing or allow anything to be placed near the glass <br /> of any window, door, or walf, which may appear unsightly fram outside of the Premises. <br /> N� awning or other projections except those approved by #he Lessor shall be attached to <br /> the outside of the Pavilion. No curtains, bfinds, shades, or screens shall be attached to or <br /> hung on any windaw or door of the Premises without the Lessar's written psrmission. <br /> 4. Lessee sha[1 not dispEay or sell any merchandise or allow carts, umbrellas, portable signs, <br /> devices, vending machines or other objects to be stored or remain on the secondary <br /> license area or elsewhere outside of the defined primary area of the Premises without the <br /> prior written consent of the Lessar. <br /> 5. Lessee shall rtvt do, or permit any activi#y in ar about the pavilions, or bring or store <br /> anything tha# will in any way increase the fire or other insurance on the pavilion, unless <br /> approved by the Lessor: Nor siialf Lessee obstruct or interfere with the rights of, or <br /> otherwise injure or annoy, other vendors that conflict with the valid pertinent laws, rules, <br /> or regulation of any governmentai authority. <br /> 6. The Lessor shaEl furnish a key to the Premises without charge to Lessee. The City will <br /> charge $10 for each additional replacement key. Lessee shall, upon the termination of <br /> this Agreement, return fo the Lessor all keys. Lessee shall pay the Lessor the cast of <br /> replacing or changing locks, as wel{ as any loss of key or badge if Lessor cieems it <br /> necessary to make change. <br /> 7. Lessee shall not disturb, solicit leaflets ar canvass any custamers, visitors or employees <br /> of Courthouse Square nor shall Lessee permit or cause others #o do so and Lessee shall <br /> cooperate to prevent same by others. <br /> 8. The instaflatian of a[f utility lines coming into the Prerrtises must be coordinated with the <br /> Lessor. Any installation made without permission shall be removed by Lessee at <br /> Lessee's own expense. <br /> 9. Lessee shall natify Lessor in writing when heavy equipment is to be instalied or removed <br /> from the Premises, The move shali be approved by the Lessor and done under its <br /> direction. The Lessor sf�alf have the authority to prescribe the weight and position of <br /> ATTY/AGR/2007.067 <br /> 690407 <br />
