Any damage to Courthouse Square including the pavilions caused by <br /> the installation or removal of Lessor's property shall be repaired at the sale cost and <br /> expense of tha Lessee. <br /> 10. All Lessee improvements or equipment mnved #o the assigned premise must be <br /> scheduled with the Lessor at least �nro days before the Lessee improvements or <br /> equipment move. Before fihe Lessee improvements, Lessee must provide the Lessor a <br /> copy of an acceptable contractor insurance. Lessee will be liable for all damages #o <br /> Courth�use Square that may arise from the Lessee impravements or equipment move. <br /> 11. The delivery area for Courthouse Square is the loading zone located along Hamilton and <br /> Middlefield �aetween Eroadwa�� and Marshall, be�ween the hours cf E AM and 12 PM, <br /> everyday. No vehicles or trucks are allowed on Courthouse Square without written <br /> permission from the City. <br /> 12. All rna#erials used in connection with the alteration ar refurbishmen# of the Premises, <br /> including, without limitation, painf, carpet waEl or win�ow cov�rings, carpet g[ues and other <br /> chemicals, shalf be subject to the City's prior written approval. <br /> 13. Lessee should notify the City when it plans to have Pest Control performed in the <br /> Premises. Lessee should request a copy ot a!) Materials Safety Data Forms for aff <br /> materials used from Contractor perfarming the work. <br /> 14. Lessee wiil not bring, generate, treat, store, ar dispose af any chemicals, materials or their <br /> potential pollufiion sources without the City's prior consent. <br /> 15. Lessee will comp4y with the City's �rdinances and other government regulations. <br /> 16. Restroom facilities provided to Lessee are for the use ofi the Lessee employees, <br /> customers;and the general-pubNe. <br /> 17. Each Lessee shall cooperate with the Lessor in keeping the Premises neat and clean. <br /> Nothing shall be swept or fhrown onto Cour#house Square, fountains, stairways, corridors, <br /> or elevator shafts except the designated trash and recycling containers provided by bath <br /> the City and Lessee. <br /> 18. In order to coordinate all garbage service and cleaning o# Premise, Lsssee should notify <br /> fhe Lessor of name, times and scope of work of cantracted janitoriaf services. The Lessor <br /> will provide the appropriate access and provide guidelines to #he use of garbage areas <br /> and the Lessor's recycling programs. <br /> 19. Empfoyees of the Lessor shall not pertorm any work or do anything outside of their <br /> regular duties affecting the assigned Premises unless under special instructions from the <br /> Lessor and na employees shalf admit any person, Lessee or otherwise, ta any Lessee <br /> space without specific instructiort from the Lessor. <br /> 20. Lessor reserves the right by written notice to Lessee #o reasonably rescind, alter or waive <br /> any Rule or Regulation, or to enact addifional Rules and Regulations at any time when in <br /> the Lessor's judgment, for the safety, protection, care and c[eanliness of the concession <br /> spaces, the operation thereQf, the preservation of good order therein, and the protection <br /> and comfort of its Lessees, their agents, employees and invitees. <br /> ATTY/AGR/20�7.067 <br /> 090407 <br />
