Licensee shall have the right#o measure the size of License Area 1 B to insurp size accuracy. The L.icense provisions may be adjustPd according to such measurements prior to the execution of the License. 2. LICENSE PERIOD 2.1 Term. This License is for a term of one month ("License Term"} from the effective date, and wi11 continue on a month-to-month basis, unless terminated as provided for in Sections 4, 17.2, 17.11, and 19.1. 2.2 Detay in Possession. On the License Cemmencement Date, Licensee sha{I take possession of the Premises. !f �icensee's abiliiy to take possession by the date as set forth in this provision is delayed as a result of any of the following causes, the date for delivery shafl be postponed without penalty to Licensee#or a period of time equivalent to the period caused by such delay: (a) acts of Licensor, its agents, or employees; (b) acts of God which Licensee could not reasonably have foreseen or guarded against; (c) any strikes, boycotts ar like obstructive actions by employees or labor organizatians and which are beyond the control of Licensee and which cannot be reasonably overcome; or (d) restrictive regulations by the Federal Government which are enforced in connection with a national emergency. 3. LICENSE PAYM�NT 3.'t License Fee. The monthly license fee to be paid to the Licensor shal! be six cents ($.06) per square foot per month for a totai of$81.72. Lessee shall pay to Lessor the rnonth{y license fee payable in advance, on or befare the first day of each and every month of the Lease Term beginning on November 1, 2007. Payments for the immediately preceding month are due to the Licensor by 5:00 p.m. on fhe fifth (5�') day of each month thereafter. 3.2 Licensee agrees to make license fee payments and all other applicable payments payab[e to: City of Redwood City.
