6.G. - Page 1 of 13 /<�ik Redwood CitylCallifornia Faunded 1867 Ago/ DATE: June 10, 2019 SUBJECT STAFF REPORT To the Honorable Mayor and City Council From the City Manager Landscape Maintenance Agreement — 900 Middlefield Road (Crossing 900 - Block 2) RECOMMENDATION By Motion, approve and authorize the City Manager to execute the Landscape Maintenance Agreement with Redwood City Partners, LLC. STRATEGIC INITIATIVE Economic Development BACKGROUND On July 22, 2013 the City Council approved the Disposition and Development Agreement (DDA) for the Block 2 development which consisted of approximately 300,000 square feet of office uses, 5,075 square feet of retail/eating and drinking uses, and 904 parking spaces (the Project). The DDA, Downtown Planned Community Permit and Subdivision Improvement Agreement, as implemented by the Construction Permit, approved and issued by the City, required the developer to make on-site and off-site improvements. Improvements included grading and drainage, paving, water, fire, sanitary sewer, storm drainage, and joint trench utility services. The total amount of improvements completed was $510,400.00. On July 25, 2016 the City Council accepted the construction improvements for the Project and returned the bonds in accordance with the terms of the Subdivision Improvement Agreement. ANALYSIS At the time of the acceptance of the improvements in 2016, it was thought that the DDA signed on July 30, 2013 had adequate provisions for the ongoing maintenance of the Project site, including the improvements generally covered by the Landscape Maintenance Agreement. However, the DDA maintenance obligations expire within 10 years of the issuance of a certificate of completion for the Project, which occurred on October 28, 2016.
