g. The reservation of landscaping areas for the purposes of separating or <br />screening service and storage areas from the street and adjoining building <br />sites, breaking up large expanses of paved areas, separating or screening <br />parking lots from the street and adjoining building sites, and separating <br />building areas from paved areas to provide access from buildings to open <br />space areas; <br />There is adequate landscaping between the building and the street and <br />access to open space areas. <br />h. The provision of permeable areas and drainage design appropriate to <br />capture and treat stormwater runoff prior to its discharge from the site <br />including, but not limited to, the use of vegetated swales, landscape <br />features, permeable pavement materials, infiltration basins or engineered <br />designs. <br />The project provides adequate landscaping and permeable areas as well <br />as green infrastructure to improve stormwater filtration and reduce runoff. <br />Section 7. Elimination of On -Site Visitor Space Requirement: <br />Pursuant to Zoning Code Article 30 (Off -Street Parking and Loading), Section <br />30.5, the Commission finds that adequate street parking exists along the property <br />frontage, together with the proximity of the site to retail services. <br />Three off-site spaces are available along Vera and Adams Street, and the <br />project is within a quarter mile of a major shopping center (Sequoia <br />Station) and other grocery stores and services. <br />Section 8. Approval Subject to Conditions: The Architectural Permit, <br />Planned Development Permit, Tentative Map, and Condominium Permit and <br />elimination of on-site visitor parking requirement are hereby approved based on <br />the Planning Commission's consideration and reliance on the CEQA <br />Memorandum and in accordance with the attached and referenced plans, details <br />and descriptions and subject to the Conditions of Approval as provided in Exhibit <br />A attached to this Resolution. <br />Section 9.
