The project provides a variety of gables, balconies and other insets at the <br />exterior of the building to reduce monotony and provide architectural and <br />variety to the building massing. <br />b. The size and design of the structure shall be considered for the purpose of <br />determining the structure is in proportion to its building site and that it has <br />a balance and unity among its external features so as to present a <br />harmonious appearance: <br />The project building is symmetrical and has sufficient setbacks and <br />building modulations to be proportional to the site. The project has bermed <br />landscaping and gabled roofs to minimize the appearance of height. The <br />proposed setback of 15 ft. from Vera and Adams is consistent with <br />neighborhood setbacks and provides for additional landscaping between <br />the building and the street. <br />c. The extent to which the structure conforms to the general character of <br />other structures in the vicinity insofar as the character can be ascertained <br />and is found to be architecturally desirable: <br />The structure is similar height and scale as nearby structures as <br />surrounding structures have a variation of heights between one to three <br />stories with similar setbacks. The project provides a traditional residential <br />appearance with a gabled roof, entry porches and variety of external <br />materials that add interest and architectural character to the building. <br />d. The extent to which excessive ornamentation is to be used and the extent <br />to which temporary and second-hand materials, or materials which are <br />imitative of other materials, are to be used; <br />Proposed materials of batten siding, metal ribbed roofing, stucco and <br />wood railing is appropriate for the building and of reasonable quality. <br />e. The extent to which natural features, including trees, shrubs, creeks and <br />rocks, and the natural grade of the site are to be retained; <br />The existing mature trees along the south property line will be retained <br />along with a coast live oak. The natural grade of the site will not change. <br />f.
