CONDITIONS OF APPROVAL <br /> <br />I. That the Development Agreement be reviewed and approved by the City Council as <br /> submitted. <br /> <br />2. That the applicant shall obtain development plan approval for each phase. Each <br /> development plan shall be subsequently reviewed and approved by the Architectural <br /> Advisory Committee and Planning Conmrisskm as gtuvided in the Development Agreement. <br /> <br />3. That the applicant shall comply with all provisions of Pm~t 77 of the Federal Aviation <br /> Regulations applicable to the project. <br /> <br />4. That following development plan approval, the applicant shall also obtain all necessary <br /> permits prior to construction including Architectural and Building Permits. <br /> <br />5. That the applicant shall comply with all recommendations of the geotechnical report on file <br /> with the Planning Division and any other future required soil/geotechnical studies. <br /> <br />6. That the applicant shall implement dust containment measures during the project excavation, <br /> grading and construction activities. <br /> <br />7. That, except as otherwise provided in the Development Agreement, the applicant shall be <br /> required to meet drainage and storm water runoff regulations of the Redwood City <br /> Engineering Division as provided in the Development Agreement. In addition, this <br /> development shall be subject to NPDES Guidelines and regulations relevant to storm water <br /> management. <br /> <br />8. That the applicant shall comply with Redwood City's Noise Ordinance for construction (No. <br /> 2013). <br /> <br />9. That, except as otherwise provided in the Development Agreement, the applicant shall <br /> comply with all the Engineering conditions contained in the revised memorandum dated June <br /> 13, 1996, from the Engineering Division to the Planning Director. <br /> <br /> 10. That, except as otherwise provided in the Development Agreement, the applicant shall <br /> conform to all the recommendations of the Fehr & Peers Traffic Study dated November 15, <br /> 1995, and any other traffic study which further analyzes necessary Redwood Shores <br /> Parkway turning movements, subject to the terms and conditions of the Development <br /> Agreement. <br /> <br /> 11. That the applicant shall comply with all control measures for construction emissions of PM~0 <br /> contained in Table 2 attached to the Fehr & Peers Associates air quality analysis dated July <br /> 9, 1996. <br /> <br /> EXHIBIT A <br /> EACONDS.DOC <br /> <br /> <br />
