FINDINGS OF CONSISTENCY <br /> BETWEEN THE ELECTRONIC ARTS MASTER PLAN PROJECT <br /> AND THE GENERAL PLAN OF THE CITY OF REDWOOD CITY <br /> <br /> The City of Redwood City ("City") hereby finds that the Electronic Arts Master <br /> <br />General Plan. The City bases this finding on all of the following facts: <br /> <br /> (1) According to the City's General Plan, the City's land use goal is to ' <br /> "integrate a range of land uses to ensure that Redwood City is a desirable <br /> place to live." The Project will help to meet this goal by providing <br /> employment opportunities within a pleasant, campus-like setting that will <br /> minimize adverse effects on adjacent properties. <br /> <br /> (2) The Project is consistent with the land use designations contained in the <br /> General Plan. The site is designated for "Office Park Oriented Uses." <br /> <br /> (3) The Project site is zoned Commercial Park (CP) District and Professional <br /> Office (PO). The CP District is intended to "provide a district for large <br /> scale office and administrative uses and buildings to promote the <br /> development of employment and administrative activities." The Project is <br /> consistent with the CP District, which covers most of the Project site. <br /> The Project is also consistent with the PO designation, which covers an <br /> area of the site used for the extension of Shoreline Drive, a landscaped <br /> buffer and part ora parking garage. Furthermore, with a Planned <br /> Development Permit (PDP) authorized under Article 46 of the Zoning <br /> Ordinance the buildings exceeding I00 feet will be consistent with the <br /> existing zoning. <br /> <br /> (4) The purposes of the PDP process include encouraging flexibility of design <br /> and development of land in such a manner as to promote its most <br /> appropriate use; encouraging the development of innovative projects <br /> which incorPorate the highest quality architectural solutions, building <br /> materials and landscaping concepts; and promoting the most functional and <br /> aesthetic relationships between building structures, signs, open space and <br /> parking areas. The Project's central theme is to create an informal campus <br /> office environment through the placement and massing of buildings and <br /> landscaping. It is a high-quality, innovative development consistent with <br /> the purposes of the PDP code. <br /> <br /> EXHIBITI <br />E^GPLNPI DO~ <br /> <br /> <br />
