Airport. Business and professional uses are considered compatible with <br /> noise levels up to CNEL 70 dB. <br /> <br /> (21) Safety Objective I states "Protect the community from the hazards of soil <br /> erosion, weak and expansive soils, and geologic instability." The Project is <br /> consistent with this requirement. The Planned Development Permit <br /> includes a condition requiring the applicant to comply with all <br /> <br /> Division {2~rn.nlianee ~ these reqUXtements wffLrefluce seismic rts~. <br /> The geotedaaieal report for-the Project includes recommendations regarding ' <br /> settlement. The Planned Development Permit requires the applicant to <br /> comply with all recommendations of the geotechnical report. Settlement is <br /> not unique to the Project site; it tends to accompany most projects that are <br /> built upon recently-placed fill The geotechnieal report prepared for the <br /> Project concludes that soil and geotechnical conditions at the site are <br /> suitable for the proposed development. The geo~echnical conditions at the <br /> site axe similar to those at other properties in the vicinity which have been <br /> successfully developed. <br /> <br /> (22) Safety Objective 4 states "Protect the safety of people on the ground and <br /> in aircraft in flight in the vicinity of San Carlos Airport." In order to <br /> enmare that the Project is consistent with this policy, the City <br /> commissioned an Airport Land Use and Safety Study, prepared by P&D <br /> Consultants, Inc. The Airport Study concludes that "[t]he proposed <br /> Project would be compatible with the safe and efficient operation of San <br /> Carlos. Airport within the range of allowable airport operating conditions <br /> and existing noise, safety, airspace protection, or overflight criteria. It <br /> would not subject people or property on the ground to undue or excessive <br /> risk from potential aircraft accidents or noise, nor would it pose a <br /> demonstrated risk to the safety ofaircraR in flight." The evidence <br /> contained in the Airport Study supports this conclusion. The findings and <br /> facts in support of findings contained in Section 3.10 of the CEQA <br /> Findings hereby are incorporated by reference. <br /> <br /> (23) Safety Policy S-12 states "Regulate land uses surrounding airports to <br /> assure airport safety." The Project is consistent with the San Mateo <br /> County Comprehensive Airport Land Use Plan ("CLUP"). The CLUP is <br /> a comprehensive land use plan that was enacted in order to ensure <br /> compatible land use in the areas surrounding airports. The CLUP <br /> establishes a maximum height for structures in the Project area of 152 feet. <br /> No structure in the Project will exceed 152 feet in height. Therefore, the <br /> Project is consistent with the CLUP height requirements.
