FINDINGS RELATING TO THE ADOPTION OF THE <br /> VESTING TENTATIVE MAP FOR THE <br /> ELECTRONIC ARTS HEADQUARTERS M~. STER PLAN, <br /> REDWOOD PENINSULA, CITY OF REDWOOD CITY <br /> <br /> Finding (1): The vesting ~ex~i~five t,,,p is consistem with the General Plan of <br /> t.h~E ........ The "Findings ~'c ~'" ' <br />Master Plan Project arid the General Plan of thc City of Redwood City" are attached <br /> <br /> Finding (2): The adoption of this vesting tentative map will not be detrimental <br />to the housing needs of the region. The City has balanced housing needs against the <br />public service needs of its residents, as well as available fiscal and environmental . . <br />resources, as required by Ooverv_rnent Code section 66412.3. The Electronic Arts <br />Headquarters Master Plan Project ("Project") will improve the jobs/housing balance at <br />Redwood Shores. Currently, Redwood Shores contains more residents than jobs, an <br />imbalance that adds to traffic congestion. Future plans for Redwood Shores include <br />significant increases in housing stock. By providing jobs in the area, the Project will help <br />to correct th~s ~mbalance, wh, ch w~l{, m turn, reduce out conuuutlng. <br /> <br /> Finding (3): The design of the subdivision provides, to the extent feasible, for <br />future passive or natural heating or cooling opportunities, as required by Government <br />Code section 66473.1. Specifically, the master plan for the campus: <br /> <br /> · Takes full advantage of the mild climate of the Bay Area and uses <br /> environmentally sensitive control measures to mitigate undesirable wind <br /> conditions'on gi'ound level. <br /> <br /> · Orients buildings to capture the prevailing wind. <br /> <br /> * Has part of buildings with operable doors and windows to allow natural <br /> ventilation. <br /> <br /> · Uses tinted glass to reduce solar heat gain. <br /> <br /> · Creates outdoor meeting rooms to reduce the need for mechanically <br /> conditioned indoor space. <br /> <br /> · Uses trellises, wind screens walls and landscape buffers to shield ground <br /> level meeting spaces and outdoor spaces from sun and wind. <br /> <br /> · Creates large expanses of landscaped open space (versus paved area) for <br /> natural cooling effects. <br /> <br /> · Selects trees sensitive the need for irrigation. <br /> <br />EASBDVPI.DO~s/30/~96 EXHII IT <br /> <br /> <br />
