A cap of 40% of the lot area or a home size of 2500 square feet would drive away jobs and <br />development in Redwood City. It would also do nothing to make homes more affordable. That ship has <br />sailed, with low interest rates for the foreseeable future, high demand, and low unemployment, real estate <br />prices may soften but it's unlikely that we'll see a decline like we did during the subprime housing fiasco. The <br />minimum FAR should be 50% not including detached garages or a tiered approach base on lot size starting at <br />5000 slf and 45% coverage with the FAR percentage increasing with the size of the lot.
