8.A. - Page 61 of 85 <br />CLK-Pamela Aguilar <br />From: Terry Markou <br />Sent: Monday, August 19, 2019 10:11 PM <br />To: GRP -City Council <br />Subject: Home Size Limits/Floor Area Ratio (FAR) <br />Members of the City Council, <br />According to Resolution No. 19-08, the Planning Commission recommended the City Council adopt a <br />maximum Floor Area Ratio (FAR) for all single-family home projects based on a sliding scale. For a lot size <br />between 6,000 — 7,500 sq. ft., the recommendation is 45%. However, on June 18 of this year the Planning <br />Commission recommended the City Council adopt a FAR that would act as a cap on all home projects, <br />regardless of lot size. This would be a 40% cap. It is my understanding that this home size restriction is to be <br />voted upon by the City Council on August 26. <br />My family and I live in the Mt. Carmel neighborhood on a 6,500 sq. ft. lot. We are talking about adding a <br />second story to our house so that we can gain some extra room and take in my elderly mother. Based on our <br />lot size and current overall size of our home, a 40% FAR would limit any new addition to less than 400 sq. ft. <br />This would be a great limitation and would not provide us with the space we need to achieve our goals. It <br />would also not be economically feasible. <br />Based on the original recommendation by the Planning Commission, however, we would be allotted a 45% <br />FAR. This would help us greatly as it would now give us the added space we need and would also make it <br />economically feasible for us go forward with our project. <br />I urge you therefore to consider adopting the recommendations set forth in Resolution No. 19-08 on August <br />26, A FAR of 45% is not that much more than the alternate recommendation of 40%.
