Station 1300 <br />Incubator/Co-working Office Strategic Marketing Plan <br />Attract early stage companies into Station 1300 to help these companies grow <br />within Menlo Park. <br />Develonment <br />Station 1300 development incorporates a complete Live/Work/Play environment <br />by combing state of the art flexible office environment with on-site apartments and <br />retail space for restaurants and other necessary uses. Station 1300 will create a <br />true 24/7 work environment that appeals to small growth companies. <br />Offices—The two approximately 100,000 SF office buildings have the flexibility to <br />have tenants ranging from 3,000 SF to 100,000 SF. The dimensions of building are <br />ideal for an open office format and co -working environment that appeals to small <br />growing companies that need flexibility. <br />Outdoor Space—The V2 acre Plaza between the two buildings creates the perfect <br />environment for an outdoor work environment for companies that prefer to give <br />their employees the ability to work outside in the Menlo Park moderate climate. In <br />addition, there is an amphitheater in the Plaza that is ideal for company meetings, <br />outside speakers as well as company events. <br />Location—With Caltrain about 1,000 feet away, a SamTrans bus stop on the El <br />Camino, a Marguerite - Stanford Shuttle stop, secure bike storage with 8 showers <br />and changing rooms along with Zip Car spaces; Station 1300 is in the ideal location <br />to accommodate company employees who prefer to commute via public transit or <br />by walking/biking. <br />General Marketine Str <br />Greenheart will engage a commercial real estate company to market all of the office <br />space. That company will be directed to create a focused marketing program to <br />identify early stage companies as well as incubator type entities. In addition, <br />Greenheart will market directly within its incubator network (e.g. Boot -Up World in <br />Menlo Park located in a Greenheart owned building).
