The PM's Constructability Reviews shall
include:
(i) confirmation that the various components of design documents prepared by
the Architect and its design consultants have been coordinated and are
consistent with each other so as to eliminate conflicts within or between
components of the design documents;
(ii) confirmation that there are no errors, omissions or other deficiencies in the
design documents except for compliance with code requirements, design or
engineering calculations, specified dimensions and the sufficiency of the
Architect's design of building systems including but not limited to roofing,
building skin, mechanical, electrical, data, fire alarm and security to perform
as intended. The PM's Constructability Reviews do not supersede the
responsibility of the Architect to provide correct and coordinated design
documents for the Project.
1.1.2 Constructability Review — Documentation. The PM shall submit Constructability
Review comments ("Constructability Comments") in matrix form to the CITY for
review and consideration. The CITY shall promptly complete review of the same
within two (2) weeks of receipt. The CITY shall have the sole and exclusive
discretion to accept some, all or none of the CM' s Constructability Comments. If
the CITY accepts any of the PM's Constructability Comments, the PM shall
coordinate with the Architect for incorporation of these comments into the design
documents. PM shall confirm whether Constructability Comments are
incorporated into the design documents. PM shall document responses in matrix
format. If the PM determines that the Architect will not incorporate CITY's
comments, the PM shall advise the CITY of options or measures to ensure that
the design documents issued for bidding by Contractors incorporate the CITY
accepted Constructability Comments. The PM shall implement such measures as
directed or authorized by the CITY. Constructability Reviews shall include:
(i) Provide constructability review recommendations on 90% construction
documents (90% CDs).
(ii) Perform an optional Interdisciplinary Document Coordination (IDC) review.
1.1.2.1 Interdisciplinary Document Coordination Review (IDC). Architect shall
provide to PM the 90% construction document (CD) plans, specifications and
BIM model (hereinafter referred to as 90% CDs). PM shall perform IDC on the
90% CDs to identify conflicts, inconsistencies, and missing information among
and between the construction disciplines contained within the plan sets,
specifications, or any subsequently issued documentation.
1.1.2.2 IDC Comments. The PM shall submit written IDC comments to the
Architect and CITY for review and response by the Architect. The Architect shall
promptly complete review with the PM and Architect shall revise the 90% CDs.
PM shall review the revised design documents modified by the Architect for
confirmation that the IDC Comments are incorporated into the revised bid
documents before they are issued on behalf of the CITY for bidding and
construction by Contractors. If the PM determines that the Architect has not
REV: 08-28-19 PR
ATTY/AGR.2019.216/Gilbane (Page 10 of 30)
81
