6.A. - Page 2 of 69 <br />ANALYSIS <br />The developer's engineer completed the subdivision map, improvement plans, and specifications <br />compliant with the Subdivision Map Act, Redwood City Ordinances, City Standards, and to the satisfaction <br />of the City Engineer. The subdivision map creates a one lot subdivision for no more than seventeen units. <br />Water utility improvements include a new 8" public water main within Harrison Avenue, as well as two <br />new public water mains within each of the private drives of the development, new water services for the <br />units, and new fire hydrants. Public storm drain improvements include a new storm drain main in Harrison <br />Avenue between Duane and Clinton, as well as a new green infrastructure area within Harrison Avenue. <br />Public sanitary sewer improvements include new sewer manholes, laterals, and cleanouts. The project <br />also includes the installation of sidewalk "bulb -outs" to shorten the pedestrian crossing distance across <br />Harrison Avenue and Duane Street as well as other sidewalk, pavement, and streetlight improvements on <br />Harrison Avenue and Cleveland Street. <br />The developer, Harrison, L.P., has posted Performance and Labor Security Bonds in the amount of <br />$2,294,084 as required by the Improvement Agreement. The developer anticipates completion of all <br />improvements by 2021. All work associated with this project is being paid for by the developer. <br />Covenants, Conditions, and Restrictions (CC&R's) were reviewed by staff. <br />FISCAL IMPACT <br />There is no fiscal impact to the City as a result of this action. <br />ENVIRONMENTAL REVIEW <br />On June 19, 2018, the Planning Commission found that the project is exempt from the California <br />Environmental Quality Act (CEQA) pursuant to CEQA Guidelines Section 15332 (In -Fill Development <br />Projects). <br />PUBLIC NOTICE <br />Public Notification was achieved by posting the agenda, with the agenda items being listed, at least 72 <br />hours prior to the meeting <br />ALTERNATIVES <br />The City Council may choose not to approve the subdivision map and associated agreements for the <br />project. <br />City of Redwood City 1017 Middlefield Road, Redwood City, CA. 94063 Tel: 650-780-7000 www.redwoodcity.ore <br />6 <br />
