authority shall consider its proximity to any R District and shall consider <br />the effect of the proposed structure upon the character and value of the <br />adjacent R District area <br />The project is not adjacent to a residential zoning district, however there is a <br />multi -family residential use to the north of the site. The apartment building is a <br />four-story structure and is visually compatible with the proposed three-story <br />office building. In addition, the multi -family residential building is located within <br />the downtown area and is already adjacent to other urban uses including multi- <br />family residential apartment buildings and commercial uses. <br />i. The provision of permeable areas and drainage design appropriate to <br />capture and treat stormwater runoff prior to its discharge from the site <br />including, but not limited to, the use of vegetated swales, landscape <br />features, permeable pavement materials, infiltration basins or engineered <br />designs. <br />The City's Engineering division has reviewed the Project's landscape features <br />and areas, and bio-swale areas to capture and treat stormwater run-off prior to <br />discharge from the site, and determined that the Project would comply. <br />Conditions of Approval have also been incorporated that would ensure <br />compliance with the stormwater runoff requirements. <br />Section 3. Conditional Use Permit UP2018-006 (Section 42.4): <br />a. That the proposed use will be consistent with the various elements and <br />objectives of the general plan and any applicable Specific and Precise <br />Plans, and zoning regulations for the subject location. <br />The project site is located in the General Plan Mixed Use — Live/Work Land Use <br />Designation, and the proposed project meets the maximum height (3 -stories) <br />and the maximum intensity (2.0 FAR) in the General Plan.
