The project will also not be gated and the project's private <br /> roadway will have a public access easement and therefore will be <br /> integrated into the existing neighborhood. <br /> (d) Access to the residences would be provided from a private 22 foot <br /> wide, one-way looped roadway that incorporates a 4 foot wide rolled <br /> curb pedestrian pathway. The private roadway is proportionally sized <br /> to this small, nine unit infill properties and the City's Plan review <br /> Committee (Fire, Engineering, Traffic, Planning and Building Divisions) <br /> find that the roadway design meets emergency vehicle and overall <br /> circulation needs of the project. <br /> (e) The residences would be individually designed with architecturally <br /> varied, traditional (Mediterranean, Tudor, Spanish, English country, <br /> Victorian country, Craftsman & Vernacular influenced) styles that are <br /> intended to compliment the neighborhood's individually designed <br /> homes and eclectic character, using high quality building <br /> materials/detailing (i.e. stone, brick, stucco and shingle wood siding; <br /> custom doors/window; tile roofing, brackets, shutters, wainscoting, <br /> dormers, porches and other architectural detailing) and landscaping <br /> concepts. Each parcel would contain at least 900 and up to 1,900 <br /> square feet of private open space. Lots 1-4 will contain a natural, open <br /> space water feature, Cordilleras Creek that will contain new riparian <br /> vegetation to improve and restore the creek's natural character. In <br /> addition, the Project will retain 34 of the 44 existing on-site trees, <br /> provide riparian landscaping along Cordilleras Creek to improve and <br /> restore its natural character, and will provide 52 new on-site trees as <br /> well as new street trees and planter strips to match the existing Finger <br /> Avenue streetscape. In addition, the Project will incorporate <br /> landscaping and fencing between the Project site and adjacent, <br /> neighboring properties, including the adjacent historic Finger <br /> Farmhouse. An on-site storm drainage system would also be installed <br /> in order to filter and treat storm drainage that would be conveyed at <br /> discharge rates and duration to match pre-project rates. The storm <br /> water system would convey water to Finger Avenue, which feeds into <br /> the City's storm drain system at EI Camino Real. <br /> Section 3.
