Maximum heights for structures; <br /> 2. Maximum lot coverage; <br /> 3. Minimum building site sizes (a density increase is not permitted); <br /> 4. Minimum front, side, and rear yard setback requirements; <br /> 5. Minimum number of parking spaces required and parking space <br /> design <br /> (b) The following modifications to R-1 (Article 5) and Supplementary Lot <br /> Area Requirements for Sloping Sites (Article 32, Section 32.2) zoning <br /> standards are sought: <br /> 1. Lot Size for Sloping Lots 1-3: All Project lots meet the R-1 <br /> zoning district lot size requirement of 6,000 sq. ft. However, <br /> Zoning Ordinance Article 32, Section 32.2 requires larger parcel <br /> lot sizes when parcels lots have an average slope that is greater <br /> than 5%. If Zoning Ordinance Article 32, Section 32.2 is <br /> triggered, Lots 1-4 would require larger lot sizes because the <br /> average slope of these parcels is greater than 5 percent if the <br /> creek slope is included in the slope calculation, as illustrated in <br /> Table 1 below. <br /> Table 1: Supplementary Lot Area Requirements for Sloping Sites <br /> Lot Avg.
