09/10/2012 <br /> 51.The private roadway shall be designed and maintained to support the imposed <br /> loads of fire apparatus (American Association of State Highway Transportation <br /> Officials, Standard H20) and it shall be designed with a finished surtace that <br /> provides all-weather vehicle access in accordance with International Fire Code <br /> 503.2.3. <br /> 52.The private roadway shall be designated as a fire lane and shall be marked in <br /> accordance with the California Vehicle Code, Section 22500.1. On the private <br /> roadway entering from Finger Avenue, the development shall have a sign <br /> posted which clearly advises that there shall be no parking or stopping allowed <br /> along the roadway. <br /> 53.The water system serving the Project site shall provide the needed fire flow <br /> requirement of not less than 1,000 gallons per minute, with a minimum residual <br /> pressure of 20 pound per square inch for the duration of at least two hours, in <br /> accordance with the International Fire Code Appendix B. <br /> 54.The Project shall meet all other necessary Engineering, Fire and Building <br /> Department conditions of approval. <br /> 55.Applicant shall comply with all State and Federal regulations applicable to the <br /> Project. <br /> 56.The Vesting Tentative Map shall expire twenty-four (24) months from the date <br /> the map was conditionally approved by the Planning Commission unless the <br /> Final Map has been recorded in accordance with Redwood City Municipal <br /> Code Section 30.45. As provided for in RCMC Section 30.66, the applicant <br /> may request an extension of the expiration date for this Tentative Map approval <br /> by filing a written application with the Planning Manager at least forty five (45) <br /> days before the conditional approval is due to expire. The application shall <br /> state the reasons for requesting the extension. In granting the extension, new <br /> conditions for approval of the tentative map may be imposed and existing <br /> conditions may be revised. Extensions shall not exceed a total of finro (2) years. <br /> 57. In compliance with RCMC Section 30.89, upon completion of the construction <br /> of all improvements, the applicant shall amend the improvement plans to <br /> show improvements "as built." Such "as built" plans shall be on suitable <br /> reproducible material. Upon receipt of the "as built" plans, the Director of <br /> Public Works shall recommend formal acceptance of the improvements by <br /> the Council when he is fully satisfied that they have been installed in complete <br /> conformance with the provisions of this Chapter and with the "as built" plans. <br /> 58. If the applicant does not choose to construct all required improvements prior to <br /> recordation of the Final Map, then the applicant shall enter into a Subdivision <br /> Improvement Agreement with the City and provide a financial guarantee in the <br /> ATTY/RES0.2785/FINGER RESO APPROVING VTM FINAL RESO.#15219 <br /> REV:08-31012 VR MUFF#613 <br /> Page 18 of 19 <br />
