The <br /> Final Map shall not be recorded until all the subdivision improvements are <br /> constructed or the applicant has entered into a Subdivision Improvement <br /> Agreement and provided suitable financial guarantees to ensure the <br /> construction of the subdivision improvements. <br /> 60.The individual lots may not be sold or conveyed until the Final Map has been <br /> recorded. <br /> 61.Pursuant to Section 66474.9(b) of the California Government Code, applicant <br /> shall defend, indemnify, and hold harmless the City, its agents, officers, and <br /> employees from any claim, action, or proceeding against the City or its <br /> agents, officers or employees, to attack, set aside, void, or annul the City's <br /> approval of Vesting Tentative Parcel Map Application No. TM2008-08, <br /> brought within the time period provided for in Section 66499.37. The City <br /> shall promptly notify Applicant of any such claim, action or proceeding and <br /> shall cooperate fully in the defense. <br /> Section 4.
