Streets, sidewalks, and curbs and gutters in need of repair within and bordering the project shall be repaired and/or removed and replaced in accordance with City standards. Traffic control for lane closures shall conform to the Work Area Traffic Control Handbook; street closures require prior submission of traffic control plans to be approved by the City in advance. 23. Applicant shall submit a Plot and Finished Grading Plan prepared by a California registered Civil Engineer, for review and approval by the City Engineer. 24. Applicant shall pay a Traffic Mitigation Fee based on the schedule set by the Ordinance, or as determined by Traffic Study. 25. Applicant shall pay water and sewer capital facilities fees and installation fees to be determined by the City, based upon the size and layout of the services to the project. 26. An approved fire alarm sprinkler system shalf be installed in all buildings and structures, which add floor area so that the floor area of the existing building or structure plus the floor area of the addition is three thousand (3,000) square feet or more (Ordinance 2361). Consequently, the expanded canopy shall be protected by an automatic fire sprinkler system. 27. Fire Department access roads shall be required when any portion of the facility or any portion of an exterior wall of the first story of the building is located more than 150 feet from fire apparatus access (IFC 503.1.1). Therefore, the AC paving shall be designated as a fire apparatus access road designed and maintained to support the imposed loads of the fire apparatus (American Association of State Highway Transportation Officials Standard H20). 28. At least one fire hydrant shall be located on the same side of the street and within 50 feet of the fire department connection (Redwood City Engineering Standard). 29. All valves controlling the water supply for automatic fire sprinkler systems, pumps, and water flow switches on all fire sprinkler systems shall be electronically supervised (IFC 903.4). 30.
