03/11/2013 <br /> easements or property in which the City holds an interest, including driveway, sidewalk, <br /> water service and connections, sewer connections, sewer cleanouts, curb drains, storm <br /> drain connections, PG&E, Telephone, TV services. <br /> 21. Streets, sidewalks, and curbs and gutters in need of repair within and bordering <br /> the project shall be repaired and/or removed and replaced in accordance with City <br /> standards. Photographs or video of before conditions are strongly recommended. <br /> 22. Traffic control for lane closures shall conform to the Work Area Traffic Control <br /> Handbook; street closures require prior submission of traffic control plans to be <br /> approved by the City in advance. <br /> 23. Applicant shall submit a Plot and Finished Grading Plan prepared by a California <br /> registered Civil Engineer, for review and approval by the City Engineer. <br /> 24. Applicant shall pay a Traffic Mitigation Fee based on the schedule set by the <br /> Ordinance, or as determined by Traffic Study. <br /> 25. Applicant shall pay water and sewer capital facilities fees and installation fees to <br /> be determined by the City, based upon the size and layout of the services to the project. <br /> 26. An approved fire alarm sprinkler system shalf be installed in all buildings and <br /> structures, which add floor area so that the floor area of the existing building or structure <br /> plus the floor area of the addition is three thousand (3,000) square feet or more <br /> (Ordinance 2361). Consequently, the expanded canopy shall be protected by an <br /> automatic fire sprinkler system. <br /> 27. Fire Department access roads shall be required when any portion of the facility or <br /> any portion of an exterior wall of the first story of the building is located more than 150 <br /> feet from fire apparatus access (IFC 503.1.1). Therefore, the AC paving shall be <br /> designated as a fire apparatus access road designed and maintained to support the <br /> imposed loads of the fire apparatus (American Association of State Highway <br /> Transportation Officials Standard H20). <br /> 28. At least one fire hydrant shall be located on the same side of the street and <br /> within 50 feet of the fire department connection (Redwood City Engineering Standard). <br /> 29. All valves controlling the water supply for automatic fire sprinkler systems, <br /> pumps, and water flow switches on all fire sprinkler systems shall be electronically <br /> supervised (IFC 903.4). <br /> 30.
