06/24/2013 <br /> 8.2 Lessee's Obligations to Clean. Except as otherwise provided by this <br /> lease, Lessee, at Lessee's expense, shall keep the Premises in a safe, secure, broom-clean <br /> and sightly condition, in accordance with the Fire Services Agreement. In addition, <br /> Lessee is responsible for lamp bulb replacement. No repairs or maintenance services, <br /> including, but not limited, to tenant improvements, electrical work, structural work, <br /> interior remodeling, light fixture replacement and modifications shall be made without <br /> approval of the City of San Carlos City Manager or designee. Lessee will bear the costs <br /> of these repairs and maintenance services based on current cost of time and materials. <br /> Any outside vendor selected by Lessee to perform any repairs or maintenance <br /> services including, but not limited, to tenant improvements, electrical work, structural <br /> work, light fixture replacements and modifications shall be approved by the City of San <br /> Carlos City Manager or designee. <br /> 8.3 Alterations and Additions. Lessee shall not, without City's prior written <br /> consent make any alterations, improvements, additions or Utility installations in, on or <br /> about the Premises, except for nonstructural alterations not exceeding $1,000 in cost. As <br /> used in this section the term "Utility installation" shall mean bus ducting, power panels, <br /> wiring, fluorescent fixtures, space heaters, conduits, air-conditioning and plumbing. City <br /> may require that Lessee remove any or all of said alterations, improvements, additions or <br /> Utility Installations at the expiration of the term, and restore the Premises to their prior <br /> condition. <br /> 9. Premises Rights. City reserves the exclusive right to the roof, exterior walls and <br /> unimproved rear and side yard areas of the Premises. <br /> RESO.15272 <br /> MUFF#304 <br />
