Development of the Project shall be subject to the payment of all applicable City fees which are payable at the time of building permit issuance, including but not limited to water and sewer capital facilities fees and installation fees, other utility connection fees, and Park Impact fees. 9. Prior to any construction activity at the project site as part of the Building Permit submittal, the applicant shall submit a construction staging, construction equipment, employee parking, and truck routing plan and shall hold a preconstruction conference with City staff and other interested parties. The applicant shall arrange for the attendance of the construction manager, contractor, and all subcontractors including those responsible for grading and erosion controls. 10. The owner/applicant shall pay a Traffic Mitigation Fee based on the schedule set by Ordinance, or as determined by a Traffic Study, whichever is less. 11. The property owner/applicant shall apply for and obtain a Grading Permit. Prior to Grading Permit issuance, the applicant shall submit a Plot and Finished Grading Plan prepared by a California registered Civil Engineer. Grading shall be performed in accordance with Volume III, Part II of the City's Engineering Standards (www.redwoodcity.orq/cds/engineering/standards/desiqn/PartV). Submit cut/fill volumes (CY) for all soils to be imported to or exported from the site. 12. Prior to issuance of any grading permit or other construction permit, the applicant shall obtain and submit to City and obtain approval of, a soils report, prepared by a licensed geotechnical engineer, in conformance with Engineering Standards, Volumes II & III. 13. Prior to issuance of any grading permit or other construction permit, applicant shall submit to City and obtain approval of, an evaluation and report, prepared by a licensed engineer, in conformance with the City's Engineering Standards, demonstrating that the existing water main meets the domestic and fire flow requirements in accordance with City Code Section 38.26 and the International Fire Code. If the existing water main is not sufficient as determined by the City Engineer, applicant shall, as part of the Project, construct and install new water mains sufficient to meet such requirements, in accordance with the City's Engineering Standards and as directed by the City Engineer. 14.
