07/22/2013 <br /> properties into one legal lot for the project shall occur prior to the issuance of <br /> building permit. <br /> 8. Development of the Project shall be subject to the payment of all <br /> applicable City fees which are payable at the time of building permit issuance, <br /> including but not limited to water and sewer capital facilities fees and installation <br /> fees, other utility connection fees, and Park Impact fees. <br /> 9. Prior to any construction activity at the project site as part of the <br /> Building Permit submittal, the applicant shall submit a construction staging, <br /> construction equipment, employee parking, and truck routing plan and shall hold <br /> a preconstruction conference with City staff and other interested parties. The <br /> applicant shall arrange for the attendance of the construction manager, <br /> contractor, and all subcontractors including those responsible for grading and <br /> erosion controls. <br /> 10. The owner/applicant shall pay a Traffic Mitigation Fee based on the <br /> schedule set by Ordinance, or as determined by a Traffic Study, whichever is <br /> less. <br /> 11. The property owner/applicant shall apply for and obtain a Grading <br /> Permit. Prior to Grading Permit issuance, the applicant shall submit a Plot and <br /> Finished Grading Plan prepared by a California registered Civil Engineer. <br /> Grading shall be performed in accordance with Volume III, Part II of the City's <br /> Engineering Standards (www.redwoodcity.orq/cds/engineering/standards/desiqn/PartV). <br /> Submit cut/fill volumes (CY) for all soils to be imported to or exported from the <br /> site. <br /> 12. Prior to issuance of any grading permit or other construction permit, <br /> the applicant shall obtain and submit to City and obtain approval of, a soils <br /> report, prepared by a licensed geotechnical engineer, in conformance with <br /> Engineering Standards, Volumes II & III. <br /> 13. Prior to issuance of any grading permit or other construction permit, <br /> applicant shall submit to City and obtain approval of, an evaluation and report, <br /> prepared by a licensed engineer, in conformance with the City's Engineering <br /> Standards, demonstrating that the existing water main meets the domestic and <br /> fire flow requirements in accordance with City Code Section 38.26 and the <br /> International Fire Code. If the existing water main is not sufficient as determined <br /> by the City Engineer, applicant shall, as part of the Project, construct and install <br /> new water mains sufficient to meet such requirements, in accordance with the <br /> City's Engineering Standards and as directed by the City Engineer. <br /> 14.
