07/22/2013 <br /> CONDITIONS OF APPROVAL: <br /> 1. Applicant shall insure that all improvements substantially conform <br /> to the project plans, prepared by Korth Sunseri Hagey Architects, submitted on <br /> April 26, 2013, and sheets A1.1, A2.2, C2.0, C3.0, C4.0, C5.0, L1.1, L1.2, L2.1, <br /> L2.2, and FLS-1 as revised and resubmitted on May 21, 2013 and related <br /> information submitted by Applicant, on file with Planning Services. All <br /> modifications to said approved plans must be submitted to Planning for review <br /> and approval prior to the issuance of a Building Permit. Substantial modification <br /> of said approved plans, as determined by the Community Development Director <br /> or his/her designee, may be subject to a new PC Permit per Section 2.0.3 of the <br /> Downtown Precise Plan. <br /> 2. Applicant shall implement and comply with all applicable mitigation <br /> measures described in the Environmental Impact Report (EIR) and Mitigation, <br /> Monitoring Program (MMRP) for the Downtown Precise Plan, adopted by the City <br /> Council by Resolution No. 15086 and on file with Planning Services (State <br /> Clearinghouse #2006052027). <br /> 3. Future signage must conform to the signage regulations of Section <br /> 2.10 of the DTPP. Detailed signage plans must be submitted and approved and a <br /> Sign Permit and Building Permit issued prior to the installation or construction of <br /> any signage for the Project. <br /> 4. Chairs and tables for outdoor dining shall be situated so as to <br /> maintain a clear walkway of no less than 5 feet directly adjacent to the building. <br /> 5. Prior to Parcel Map approval, the applicant shall provide a shared <br /> parking covenant (in a form acceptable to the Community Development Director <br /> and the City Attorney) providing the City with assurance that the shared parking <br /> obligations under the Downtown Precise Plan and Parking Facilities Agreement <br /> with respect to the project will be met and to assure that public parking <br /> supporting the downtown businesses will be provided on weekday evenings and <br /> all day on weekends and holidays observed by the office building management. <br /> The shared parking covenant shall be recorded against the property along with <br /> the Final Map. <br /> 6. Backflow protection on water services shall be required. The <br /> backflow preventer shall be above grade, and shall be located on private <br /> property and within the structure, accessible to the Public Works division at all <br /> times for testing and shall be subject to the City Engineer's review and approval. <br /> The accessibility of the backflow preventer shall comply with all applicable <br /> standards in the Uniform Plumbing Code and the Redwood City Municipal Code. <br /> 7. Demolition, Grading, and/or Building Permit shall be issued for the <br /> Project in accordance with the schedule of perFormance of the Disposition and <br /> Development Agreement (DDA.
