11/18/2013 <br /> D�WNTOWN RWC RES, LLC <br /> November 7,2013 <br /> Mr.Blake Lyon <br /> Planning Manager <br /> City of Redwood City <br /> 1017 Middlefield road <br /> Redwood City,CA 94063 <br /> RE:Indigo Project DPC2012-09,PD2013-08;Project Adjustments <br /> Dear Mr.Lyon: <br /> On September 19,2013 an appeal was filed by 605 Middlefield,LLC(605)challenging the approvals granted <br /> by the Planning Commission on September 3,2013. DOWNTOWN RWC RES,LLC(DRR)is hereby proposing a <br /> minor modification to the Planning Commission approved projed in order to address 605's concern,and <br /> thereby gaining a settlement of the appeal and their support of the Project. This memo is to describe that <br /> modification. <br /> The proposed modification to the project is to shift floors 4 through 10 of both the Bradford Tower(Tower 1) <br /> and the Jefferson Tower(Tower 2)north approximately 8.5 feet(See provided errata Sheets A2.4,A2.5,A2.6 <br /> &A3.0 to the previously approved Precise Plan for clarification). The building footprint and garage podium <br /> will remain in place.This shift will result in a three story edifice approximately 42 feet tall along the Bradford <br /> frontage(See provided errata Sheets A3.0,A3.2&A3.3 for clarification). The step back at the 4`"level will <br /> create an approximate 8.5'deep open space deck on top of the 3-stary Bradford edifice{See provided errata <br /> Sheets A3.6&A3.7 for clarification). <br /> The Bradford Open Space deck will be approximately 1700 SQFT,to replace approximately 1020 SQFT of <br /> landscape area on the internal podium open space lost from the Tower 1 shift. The Bradford deck will be <br /> landscaped with po#ted planting material and maintained by the management company. <br /> The shift of the Jefferson Tower by 8.5'to the north does not have any material impacts to the Project <br /> configuration. <br /> The proposed modification is entirely consistent with the Downtown Precise Plan standards(See provided <br /> errata Sheet A5.1 for clarification).
