11/18/2013 <br /> Considerations are hereby reconfirmed and readopted. <br /> d. As set forth in CEQA Guidelines sections 15162 and 15168, the <br /> proposed project will not result in any new environmental effects or require new <br /> mitigation measures beyond those identified in the Downtown Precise Plan EIR and <br /> adopted upon approval of the Downtown Precise Plan. No new environmental <br /> document is required. <br /> e. Pursuant to Guidelines section 15091(e), the documents and other <br /> materials that constitute the record of proceedings upon which the City Council based <br /> its decision are located in and may be obtained from, the Office of the City Clerk at 1017 <br /> Middlefield Road, Redwood City California. The City Clerk is the custodian of records <br /> for all matters before the City. <br /> Section 3. Tentative Map TM2012•08: In denying the appeal and approving <br /> Tentative Map TM2012-08 for the Project as revised on November 8, 2013, the City <br /> Council finds that: <br /> a. The map, design, and improvements of the proposed subdivision <br /> are consistent with the City of Redwood City General Plan, the Downtown Precise <br /> Plan, the City of Redwood City Municipal Code, the City of Redwood City Zoning <br /> Ordinance, and all applicable subdivision improvements requirements; and <br /> b. The site of the proposed subdivision is physically suited for the <br /> type and density of the proposed development; and <br /> c. The design and proposed improvements are not likely to cause <br /> substantial environmental damage, or substantially and avoidably injure fish, wildlife <br /> or their habitat, or cause serious public health problems; and <br /> d. The design and proposed improvements of the proposed <br /> subdivision will not conflict with essential public easements for access through, or <br /> use of, property within the proposed subdivision. <br /> Section 4. Condominium Permit (TM2012-08): In denying the appeal and <br /> approving Condominium Permit No. TM2012-08 for the Project as revised on November <br /> 8, 2013, the City Council finds that the Project as revised complies with the <br /> requirements of Article XI of the Subdivision Ordinance. <br /> ATTY/RES0.2925/APPEAL OF 525 MIDDLEFIELD RESO. #15305 <br /> REV:11-13-13 VR MUfF#603 <br /> Page 4 of 12 <br />
