03/24/2014 <br /> The language in the real estate disclosure shall be subject to the review of <br /> the San Carlos Airport Manager. <br /> Should the Applicant and San Carlos Airport agree to an avigation <br /> easement, it shall be the Applicant's responsibility to provide the City with <br /> a copy of said agreement. <br /> Engineering Conditions <br /> 10. Applicant shall contribute its fair share or construct improvements per the <br /> East 101 Infrastructures Fair Share Plan. The City has an Infrastructure <br /> Plan for any development East 101, which establishes fair share mitigation <br /> for public improvements in the project vicinity including roadway <br /> improvements, water and sewer line upgrade, etc. The Applicant would be <br /> required to contribute to this program based on the number of equivalent <br /> dwelling units established in the project. <br /> 11. Project must meet fire flow requirements as established by the Fire <br /> Department which are based on the International Fire Code and the <br /> California Fire Code. Fire flow tests are typically performed during the <br /> preliminary design phase but must be com�ileted prior to submittal of final <br /> design. Applicant shall contact the Fire Department for fire flow <br /> requirements, and then submit a written fire flow test request to <br /> Engineering. <br /> 12. Applicant shall be responsible for the installation on the west side of <br /> Highway 101 of any water line connections necessary to meet the <br /> project's fire flow requirements. <br /> 13. Grading shall be performed in accordance with Volume III, Part II of the <br /> City's Engineering Standards (www.redwoodcitv.or�/cds/en�ineerin�/ standards/ <br /> desi�n/Partv). Soil or other construction materials shall not be stockpiled in <br /> the public right-of-way. Applicant shall submit cut/fill volumes (CY) for all <br /> soils to be imported to or exported from the site. <br /> 14. Applicant shall apply for and obtain a Grading Permit. Prior to Grading <br /> Permit issuance, the Applicant shall submit a Plot and Finished Grading <br /> Plan prepared by a California registered Civil Engineer. <br /> 15. All utilities shall be designed in accordance with the City's Engineering <br /> Standards. All onsite private utilities shall also be designed to meet City's <br /> Engineering Standards or in accordance to City's design practice. <br /> 16. Applicant shall evaluate and determine the project's impact to the city's <br /> wastewater system.
