Applicant shall submit all modifications to said approved plans to Planning for review <br />and approval prior to the issuance of a Building Permit. Substantial modification of <br />said approved plans, as determined by the Community Development Director or <br />designee, may be subject to a PD Permit Amendment pursuant to Article 46 of the <br />Redwood City Zoning Ordinance and/or an amendment to the approved Vesting TM <br />pursuant to Chapter 30 of the Redwood City Municipal Code. <br /> <br />12. The private one-way street shall consist of a 22-foot wide travel way with a four-foot <br />wide pedestrian walkway within the 22-foot width. The private street shall be <br />separated from the pedestrian walkway with a rolled curb. Applicant shall provide a <br />public access easement over the private street on the Final Map. Traffic calming <br />measures including 10 mile per hour speed limit signs and other speed reduction <br />measure such as speed cushions, a tree bulb out or curb extensions shall be provided <br />subject to the approval of the Redwood City Fire Department and Traffic Engineer. <br /> <br />13. Applicant shall submit a Tree Protection Plan prepared by a certified arborist in <br />accordance with Mitigation Measure BIO-4 of the EIR for the project. <br /> <br />14. Applicant shall submit complete landscape/ irrigation plans for review and approval <br />by the Community Development Department. Installation of landscape and irrigation <br />for the front yard of each house and common areas shall be completed prior to <br />issuance of a certificate of occupancy. <br /> <br />15. The applicant shall install fast growing, vertical screen trees along the project <br />boundary that is immediately adjacent to the Finger Farmhouse. The applicant shall <br />provide documentation at two years after installation to illustrate that the trees have <br />reached a minimum 16 feet in height and have achieved the desired screening <br />effect. The City retains the right to require the applicant to install additional <br />landscape plantings should the trees not achieve the desired screening effect within <br />two years following installation. <br /> <br />16. Applicant shall install new street trees and planter strips to match the existing Finger <br />Avenue streetscape for review and approval by the Community Development <br />Department and shall coordinate with the City’s Landscape Architect regarding tree <br />species, size and locations. The improvements shall be installed prior to issuance of <br />a certificate of occupancy. <br /> <br />17. Applicant shall maintain and enhance the existing vegetative screening adjacent to 54 <br />Finger Avenue where practicable, as determined by the Community Development <br />Director or his/her designee. <br />
