11/16/2015 <br /> 10. The project shall provide 255 shared parking spaces on-site, which will be available <br /> to the public on nights, weekends and holidays. <br /> 11. A maximum of 124,220 square feet of office space is approved for the project. <br /> 12. The office space on the first/ground floor shall conform to the required 25' bay width <br /> per the DTPP and the approved project plans. Any request to consolidate bays to <br /> allow for larger single-use tenant spaces shall be submitted to the Community <br /> Development Director or his/her designee for review and determination. <br /> 13. Ground floor windows for non-residential uses shall provide an unobstructed view <br /> into the building of at least 20 feet. <br /> 14. The exterior materials, colors, textures, trim elements, windows and roof pitch of the <br /> project shall be consistent throughout and substantially conform to the colors and <br /> plans, dated September 9, 2015 on file with Planning Services. <br /> 15. Any outdoor uses not identified with this project requires a separate review and <br /> approval by the City. <br /> 16. Applicant shall register with the Board of Equalization to create and ID for the <br /> purposes of allocating sales tax from project construction and operations to Redwood <br /> City. Registration shall occur prior to submittal of first project-related building permit. <br /> 17. Normally scheduled construction activities shall adhere to the City's Noise Ordinance. <br /> If possible, the noisiest construction activities would be scheduled for daytime hours <br /> when the ambient noise levels are highest. <br /> 18. All utilities shall be designed in accordance with the City's Engineering Standards. <br /> Utility services as shown on the tentative map are subject to change during the <br /> construction drawing review if needed to conform to the City's Engineering <br /> Standards. <br /> 19. Applicant shall be limited to one sewer lateral for the project. <br /> 20. The project is limited to one "master" water meter for domestic water service.
