11/16/2015 <br /> WHEREAS, on May 5, 2015 the Architectural Advisory Committee (AAC) held a <br /> meeting to consider the proposed two deviations from the guidelines of the Downtown <br /> Precise Plan (DTPP), specifically pertaining to the "Tower" building disposition type, and <br /> voted 3-0 to recommend that the Planning Commission of the City of Redwood City <br /> (Commission) approve the deviation to allow tower floor areas over the 7,000 s.f., but <br /> denied the request for the reduced stepbacks of the tower levels; and <br /> WHEREAS, on May 26, 2015 the AAC held a meeting to reconsider the <br /> proposed deviation from the guidelines of the DTPP, specifically pertaining to <br /> stepbacks for the tower levels, and voted 4-0 to recommend that the Planning <br /> Commission approve the proposed deviation; and <br /> WHEREAS, the Planning Commission is empowered by the Subdivision <br /> Ordinance of the Redwood City Municipal Code to act upon applications for Tentative <br /> Maps and by the Downtown Precise Plan and Zoning Ordinance to act upon <br /> applications for powntown Planned Community (DPC) permits and Parking In-lieu Fee <br /> Applications; and <br /> WHEREAS, on June 30, 2015, the Commission conducted a public hearing, in <br /> accordance with all applicable requirements of the Subdivision Map Act and the <br /> Redwood City Municipal Code, to consider Vesting Tentative Map No. TM2014-10, <br /> and all applicable requirements of the State Planning and Zoning Law, the City <br /> Zoning Ordinance and the Downtown Precise Plan to consider approval of <br /> Downtown Planned Community Permit Application No. DPC2014-05 and the Parking <br /> In-Lieu Fee Application; and <br /> WHEREAS, at the June 30, 2015 public hearing, the Commission considered <br /> an Initial Study checklist prepared by the City's Planning Division and its findings, <br /> the previously certified Downtown Precise Plan Program EIR (State Clearinghouse <br /> #2006052027), the staff reports, oral and written, and testimony and materials <br /> presented by all those wishing to be heard on the Nine-Story Project at the noticed <br /> public hearing on this matter; and <br /> WHEREAS, at the June 30, 2015 public hearing, pursuant to Section 2.0.3-A-2- <br /> a on page 30 of the DTPP, the Planning Commission considered and accepted the <br /> recommendation of the AAC regarding the Nine-Story Project's proposed deviations <br /> from the guidelines of the DTPP; and <br /> ATTY/RES0.3157/SA RESO 601 MARSHALL APPEAL 8-STORY PROJECT RESO.#15458 <br /> REV:11-16-15 VR MUFF#603 <br /> Page 2 of 23 <br />
