01/09/2017 <br />Section 3. Downtown Planned Community Permit DPC2016-010: In the <br />exercise of its independent judgment, the City Council finds that: <br />a. The Revised Project and improvements proposed by Downtown Planned <br />Community permit DPC2016-010 are consistent with, conform to the intent <br />of, and will appropriately implement the Downtown Precise Plan for the 603 <br />Jefferson Avenue project; and <br />b. The establishment, maintenance and operation of the project and <br />improvements proposed by Downtown Planned Community permit <br />DPC2016-010 will not, under the circumstances of this particular case, be <br />detrimental to the health, safety peace, morals, or general welfare of <br />persons residing or working in the neighborhood of the project, or be <br />detrimental or injurious to property or improvements in the neighborhood of <br />the project, or to the general welfare of the City, because the project has <br />been found to be consistent with the community goals established in the <br />City's General Plan and Zoning Ordinance; and <br />c. The Revised Project and improvements comply fully with all applicable <br />standards of the DTPP; and <br />d. The Revised Project and improvements comply with all but five (5) <br />Guidelines of the DTPP. The aspects of the Revised Project which do not <br />conform to the Guidelines of the DTPP (which are recommended, not <br />mandatory) nonetheless adequately promote the overall intent of the DTPP. <br />e. The Revised Project and improvements will not cause a substantial adverse <br />change in the significance of the historic resource at 620 Jefferson Avenue, <br />and that the historic resource will remain eligible for listing in the California <br />Register of Historic Places. <br />Section 4. Tentative Map TM2016-010: In the exercise of its independent <br />judgment, the City Council finds that: <br />a. The map, design, and improvements of the proposed subdivision are <br />consistent with the City of Redwood City's General Plan, Municipal Code, <br />Zoning Ordinance, Downtown Precise Plan, and all applicable subdivision <br />improvements requirements; <br />b. The site of the proposed subdivision is physically suited for the type and <br />density of the proposed development; <br />ATTY/RESO.0127/CC RESO APPROVING PERMIT FOR 603 JEFFERSON RESO.
