<br />7A <br />Page 31 <br /> <br />Conditions for Mills Act Agreement: <br /> <br />In addition to the historic evaluation, a preliminary conditions assessment was conducted to <br />outline potential physical problem areas of the residence. Overall the property is in excellent <br />conditions with isolated areas of concern. The observations are based on a single site visit and <br />do not include interior conditions or mechanical systems. Further investigation may be <br />necessary to determine the extent of conditions. Observations are listed below and are offered as <br />conditions of a Mills Act Agreement: <br />. Aluminum windows on rear and side addition could be replaced with wood sash windows <br />fI Roof will need replacement in 5 years or so (based on history of roof repair) <br />fI Settlement of brick and pulling away from front elevation is a serious condition that must <br />be addressed <br />. Warped or broken windows due to settlement of brick and pulling away from front <br />elevation <br />. Minor damage of bottom of some wood frame windows could be repaired <br />. Windows painted shut/inoperable could be re-conditioned to be operable <br />. Flat pane windows on the rounded bay are most likely replacements. New rounded <br />windows may be appropriate after further investigation <br />. Gutters and drainage should be maintained to direct water away from the residence <br /> <br />All work should utilize the Secretary of Interior's Standards for Rehabilitation.
